Waterworks Condos Project Features
A wide variety of unit types and sizes, designed by Cecconi Simone. Ceiling heights on
floors 5 to 12 will be approximately 9’0” to underside of slab less 3” to allow for LED
potlights. Ceilings on floors 4 and 13 will be approximately 10’0”.
Potlights in suites as follows:
• Four pot-lights in living room
• Three pot-lights above kitchen island
• Four pot-lights in dens (where applicable)
• Four pot-lights in master bedroom
• Four pot-lights in 2nd and 3rd bedrooms (in two and three bedroom suites)
All ceilings will be smooth-finished. All quoted ceiling heights are exclusive of bulkheads
required for mechanical purposes such as kitchen and bathroom exhausts, heating and
cooling ducts, piping and sprinklers.
Choice of pre-finished engineered laminate flooring in living/dining, kitchen, bedroom
and den areas as per builder’s samples.
Solid-core entry door with security view-hole.
Sliding doors and/or swing doors to balcony or terrace as per plans.
Baseboards, door frames and casings selected by Cecconi Simone.
Insulated, double-glazed windows.

MOD’s senior management team is headed by Gary Switzer. Mr. Switzer graduated from the University of Toronto School of Architecture in 1978 and after working as an architect at WZMH Architects and as a planner at the City of Toronto, went on to establish the high-rise division of Great Gulf Homes, one of Canada’s largest home builders. During the next two decades, Mr. Switzer developed some of the most successful and award-winning projects in Toronto, including The Saint James, The Morgan, The Hudson, 18 Yorkville, X and Charlie. Awards include the OAA Award of Architectural Excellence for The Morgan in 2005, the City of Toronto Urban Design Awards for Best Tall Building and Best Mid-Rise Building for 18 Yorkville in 2007, and the Tarion High-Rise Building Award the same year.
Mr Switzer is joined at the helm by Noorez Lalani. Mr. Lalani received a law degree from the University of Windsor, and was called to the Ontario bar in 2006. He also holds a Masters of Business Administration from the Schulich School of Business, where he specialized in Real Estate Finance and Development. Prior to attending law school, Mr. Lalani received a Bachelor of Arts in Political Science from the University of Western Ontario. He previously worked in the corporate finance group and commercial real estate group of a prominent Canadian law firm and prior to joining MOD, worked as an account manager for the Toronto Dominion Bank Real Estate Group where he was responsible for underwriting and managing various residential construction loans in the home building and condominium sectors.
