The condominium at 4569 Kingston Road is scheduled to be designed by OneSpace Unlimited and they’re planning a contemporary structure that will enhance the streetscape of the neighbourhood. The façade will be designed to allow for floor-to-ceiling glazing in every suite, while the east and west walls of the building will provide some architectural detailing such as textured precast panels containing horizontal and vertical segments.
The condominium will also feature terracing from floors three through six and at level 10, which will prove architectural appeal, ensure sunlight on the stretch and provide a transition to the low-rise homes to the south of the site. 102 vehicle spaces and 74 bicycle spaces will be included in two levels of underground parking.
Location & Neighbourhood
The site of 4569 Kingston Road is part of the “Kingston Road Avenue Study,” a policy launched by the city of Toronto a decade ago designed to achieve revitalization of properties along the stretch from the Guildwood GO Station to the Highland Creek Bridge. Some of the improvements in this policy include widening sidewalks, planting trees and shrubs and encouraging high-quality, mixed-use developments, such as this one.
The site is also a few minutes’ drive or bus ride from the University of Toronto Scarborough campus, which has also recently launched a master plan, to aid in the campus’s recent growth. The plan calls for the continued expansion of the campus to provide a world-class academic experience, accommodation of a variety of land uses and the integration of the campus with the surrounding community. Additional greenspaces and improved transit networks are some of the other improvements in the works for the neighbourhood.
This part of Scarborough Village is a busy commercial district with easy access to schools, community facilities and restaurants. Despite the handful of modern condominium proposals in the surrounding area, residents still have the best of both worlds: urban growth on one hand and Morningside Park just up the street. Here you’ll find acres of woodland with trails, picnic areas, a playground and a tranquil creek running through the site.
Access to Kingston Road makes getting around easy, whether you’re a professional commuting into downtown Toronto, or elsewhere in the GTA. The site is served by a series of bus routes, including the U of T Scarborough Rocket. It’s also a short drive to the GO station, where a train gets you to Toronto’s Union Station in about 25 minutes.
