Rack House D Condos Project Details
The address of 60 Mill St is going to see the initiation of a new development project very soon. Dream Developments and Cityscape initially proposed a 34-story condo and hotel tower for this site. For that project, the Gansevoort Hotel was going to be the tenant. But later own the plan shrunk down to a 40-meter high 12-story building with the hotel components eliminated.
For a long time, the decisions of choosing the use of this building were undecided. The plans were either for an office tower or a condo project. If this building was for office use then it had to be only 10-story high. If the project is for condo purpose then it needs to be 12-story high according to the city officials. As per the initial proposal, the 34-story would have housed the 88-suit Gansevoort Hotel along with 246 condominium units.
The primary reason for the City management to disapprove the plans of redesigning this site was the heritage preservation. Now the new plans integrate these ideas with facades of 6-story Rack House D that was built back in 1895. It was a part of the original complex of Distillery. The eastern and the western end will remain the same in large proportions. However, the southern and northern facades will be significantly altered. As they are windowless, the southern and the northern elevations will see giant rectangular openings on the walls.
At the ground level space is designated for restaurants and retail purposes. It measures to be 4450 square feet. This area will comprise of the western half of this project. The section of the building will face Trinity St along with some frontage of Mill St. On the southern end, there will be a 900 square feet center for heritage interpretation and it will open towards Mill St. This end will also open towards the office or residential lobby as the plan is approved. The initial renderings of this lobby space provide details on the intriguing design of the interiors. It will involve a three-dimensional grid of timber that will adorn the walls and ceilings of the building. This design will be clearly visible from the outside. This style will help in revoking the former use of this building which was a rack house. The remaining sections of this building will have three to four floors depending upon the use, to be decided. If this building is decided to be used as condos then there will be four floors and there will be 12 units per floor. If the building houses offices then there will be three floors. The primary reason behind that is the increased requirements of the height of the ceilings in case of office use.
Amenities
On the roof of this heritage building, the 1st floor of the upper section will have amenity spaces in case of condominiums. Otherwise, there will be additional offices in this section. The amenity space will also feature a beautiful outdoor terrace. The design heavily relies on the tower that should take root within the industrial heritage that this site has. This place has a lot of significance in the city’s Distillery District and it emphasizes the rich historical value that this area has to offer. The ground floor will not only house a number of retail options but there will be hotels option available for the residents. As the building rises in height it will become more aligned with the rich history of this site. There will be plenty of parking spaces available for the residents and the workers that come to this site. On the ground floor, there will be a number of options available when it comes to errands and retail.

The occupants of this building will have access to the Distillery District. They will also have access to a number of trendy downtown localities. These neighborhoods include the Corktown, the fashion district, the entertainment district as well as the waterfront. The residents can explore a number of cafes, restaurants, music, clubs, bars, beaches, shops, and various other attractions in this neighborhood. Another excellent feature of this area is that it provides easy access to the downtown core. They can either choose a transportation option or their own vehicle to travel across the neighborhood.
