              Peter and Richmond Overview

              In October 2014 Carlyle acquired 128 Peter Street, a former nightclub located at the southwest corner of Peter Street & Richmond Street West, within the vibrant and burgeoning Entertainment District. The acquisition was driven around Carlyle’s continued focus on acquiring prime real estate in the popular and growing neighbourhood. Since that time, Carlyle has gone on to assemble five additional properties generating a 17,500 sq. ft. development site in one of Toronto’s fastest growing neighbourhoods. The area has emerged as one of the most in-demand places to live, becoming a local “hot spot” for young professional to live largely as a result of its close proximity to the Financial District, many of the City’s best restaurants, bars, nightspots and performance venues.

              Peter and Richmond Project Details

              Fortress Real Developments, Carlyle Communities and Berkley Developments have partnered on a high-rise development on the southwest corner of Peter and Richmond Street West. The Peter and Richmond Land Assembly (PRLA) will feature a 36-storey condominium apartment tower with approximately 250 units, an average unit size of about 660 square feet, and prices of approximately $400,000. The downtown Toronto condominium market remains very strong, and much of the market’s performance in the first half of 2014 can be attributed to well-located developments on transit, or close to ample entertainment and employment. The subject site is targeting an average overall index price at launch of approximately $600 psf, in line with the resale market, and well below the asking price of remaining new units in the market. Other downtown condominium projects that have recently launched using a moderate pricing strategy have experienced great success. The combination of a strong partnership, attractive pricing, innovative design and a location in the highly desirable entertainment district have this project poised for brisk sales and tremendous success.

              Positioned in the heart of the entertainment district, this project will be in walking distance to the best theatres, nightlife, restaurants and shopping Toronto has to offer. The plan is to build a 36-storey condominium tower with 250 residential units ranging in size from 400 to 1200 sq. ft. The project will be designed by Architects Alliance and feature modern aesthetics that will carry through from the exterior of the building to the finishes inside the units.
